Maxwell Residents Association – News Letter – June 2006
What is the Maxwell Residents’ Association?
The association is open to all residents in the former locla authority housing in the Maxwell Grove, Maxwell Gardents, St. Andrews Drive and Maxwell Drive are; both flats and houses. membership is open to residents (both owner-occupiers and tenants) and to private landlords who own properties in the area.
The purpose of the association is to be a collective voice for all residents in the area and:
- To foster good fellowship and good citizenship in the Maxwell area of Glasgow
- To develop the local community for the benefit of all residents within the area.
- To bring together residents, voluntary organisations, and local authorities in the common effor to improve the life and conditions of everyone in the area.
- To improve the security and safety of all residents within the area.
Since the last edition of the association’s newsletter we have been delighted with the number of people who are continuing to join. At present our membership now stands over 70 and growing and includes people from all sections of our small community. UPDATES
External Improvement Works
Thankfully the improvement works in our area are in the finishing stage and we understand that all scaffolding will be removed shortly. We are pleased to note the great improvement in the cleanliness and safety of the works over the last few months after these issues were raised bvy the association. We hope to be informed of the handover date from the contractors to the GHA shortly. The contractors will then start their snagging period. Thus will last oine year during which, any problems with the improvement works will be rectified free of charge by the contractors. So, if you feel there is a problem with the improvement works, please contact the GHA yourself or, if you would prefer, raise the issue with a member of the association committee.
During the snagging period we also understand that the common grounds will be reinstated to the same condition as before the works started. To this end we have been invited by the contractors to accompany them on a site visit of the areas to be reinstated to ensure they are put back to an acceptable standard.
the association has passed on commment from residents to The Pyramid Windows Company and Whiteinch Asbestos Company and their workforce regarding their courteous, efficient and helpful manner in which the work was carried out.
Drying Green Project:
The association is continuing to seek clarification over the costs of the drying green improvements that were carried out some time ago now. A committee member is now going through the GHA and LHO complaints/appeals process and will keep the association updated on any outcomes. Legal advice is being given by Mike Dailly, Principal Solicitor of the Govan Law Centre.
Factoring/Local Housing Association:
There are ongoing issues we are continuing to raise with the GHA, LHO, and others. The association has had correspondence with the Communities Minister regarding what some in the area believe to be a lack of accountability of the GHA/LHO to residents. We are pleased to announce that we will be having a meeting with Johann Lamont, the deputy minister for communities in the near future to raise some of our concerns. the Scottish Public Services Ombudsman has also assigned an officer to investigate the problems with stair cleansing in our area.
NEWS
Cycle Storage
The association has been in contact with Glasgow City Council to request cycle parking provision in the area following requests from members. We understand the city counci have now added the area onto their list of future sites for cycle parking to be installed.
Energy Efficiency Improvements
Following on from suggestions from mebers of the association, the possibility of further energy efficiency improvements in the area are being investigated. Suggestions include the viability of opening up the over-cladding scheme to owner-occupiers in the Maxwell Gardens, installation of solar panels, and improved loft insulation. The association are seeking advice from the energy savings trust, Glasgow City Council and others as to the feasibility of such improvements and also the various streams of funding which would be available. We are obviously keen to hear people’s views on any such proposals and a public meeting will be held after the feasibility studies have been completed if it is felt there is a viable and affordable opportunity to make further improvements to our area.
Pollokshields Regeneration
Members of the association have been involved in discussions over the future regeneration of the wider Pollokshileds are. A number of proposals are being developed by various parties including the city council. Members of the association have been keen to ensure that any propsals are driven by the communities who live in the are and are not dictated by organisations. We will update members on an future proposals as they are released.
Members meeting
A members meeting will be held in the near future to give members an opportunity to discuss and concerns they have in the area and discuss any issues regarding the future direction of the association.
Registered Landlords
As many residents might be aware, all private landlords now have to be registered as such. We understand that in order to register, the ladnlord must meet certain criteria as set out by the Scottish Executive. if residents have concewrns over the standard of private rental accommodation in the area, they can now contact Glasgow City Council on 0800 0270 414 to check that the landlord is registered and meeting their requirements.
Bus Services
Many residents in the area are particularly concerned about the possible changes to the bus service in the area. Following conversations with Strathclyde Passenger Transport we understand that a number of changes are to be brough in as follows. the number 59 will be changed from the 2nd f July to run between Mosspark and the City Centre only. No changes are proposed to the running times of this service. it is likely that service alterations will be made to the number 121 once the Crossmyloof railway bridge has reopened. These changes will not be made until the Autumn at the earliest. These changes may include diverting the service to Govan ASDA instead of edminston Drive.Broomloan Road. It is also understood that Strathclyde Passenger Transport are trying to reinstate the number 89/90 services after 9pm which were cut by First Buses in February.
The association wishes to send condolences to the relatives of a number os residents who have sadly passed away in our area over the last few months.
